PROPIEDADES PARA PRESERVACION DE PATRIMONIO

Que son las propiedades Tiple Net (NNN)?

NNN se refiere a que el inquilino es totalmente responsable de los gastos. En su forma mas pura, se trata de propiedades que no requieren administracion por parte del propietario. El inquilino se encarga de la administracion de la propiedad, paga todos los gastos operativos, impuestos inmobiliarios, servicios, seguros, mantenimiento y reparaciones. El propietario recibe su renta mensual al igual que como con cualquier inversion inmobiliaria tradicional. 

 Las propiedades NNN se adquieren basandose en un Cap Rate (Capitalization Rate – Tasa de Capitalizacion) – Un Cap Rate es basicamente el 

ROI (Return On Investment – Retorno De La Inversion) y se calcula tomando la renta anualizada y se divide por el valor de compra del bien.

Por ejemplo si un BURGER KING esta pagando  $350,000 al año y el precio de compra es $4,375,000,el cap rate es 8% ($350,000/$4,375,000=8%).

Una propiedad NNN puede ser una unica unidad o multiple unidades como lo son los shopping centers o edificios de oficinas. Ademas le brindan al propietario un control total y absoluto. Estas propiedades se encuentran Prealquiladas a inquilinos que son companias publicas, cotizan en el mercado de valores (Wall Street) y cuentan con un alto Score de Credito (Walgreens, CVS, McDonald's, Lowe’s, Dunkin Donuts, etc.). 

Los contratos de alquiler son a largo plazo (5-10-15-25 años) ofreciendole al inversor una fuente constante de ingresos.
